Renovation cost in Malaysia: the real numbers.

The short answer

In 2026, a full condominium renovation in Klang Valley typically costs RM 30,000–RM 150,000; a landed house RM 150,000–RM 350,000; and a bungalow RM 600,000–RM 1.5 million. But the number that matters is not the headline — it is whether rewiring, waterproofing and roofing are inside the quotation or hiding outside it.

Every renovation cost article in Malaysia gives you a price per square foot and stops. That number is close to useless, because two RM 200,000 renovations on identical houses can produce completely different buildings — and it is entirely down to what is inside the scope.

So here are the real ranges, followed by the part nobody publishes: what actually drives the price, and which line items a cheap quotation omits to look cheap.

These are ranges from completed Klang Valley projects, not a per-square-foot average. Ranges are wide because scope, not size, is the real variable.

What actually drives the price

Clients assume the money goes into what they can see — the marble, the kitchen, the lighting. In a well-run project, a surprising amount of it does not.

  • Services (rewire, replumb, waterproofing). On an older property this is frequently 25–35% of the total, and it is entirely invisible in a photograph. It is also the first thing removed from a quotation to make it look competitive.
  • Structural work. Removing a wall is cheap. Removing a wall that turns out to be load-bearing means a steel beam, a Professional Engineer's endorsement, and an authority submission. That is a five-figure difference discovered on site if nobody checked first.
  • Hacking and disposal. Demolition debris in Malaysia must go to licensed disposal. Contractors who quote a suspiciously low figure sometimes dump it — and the liability is not theirs.
  • Finishing tolerance. The difference between an acceptable job and a luxury one is not the material. It is the labour hours spent on set-out, alignment, and reveals. That is real money and it is the part clients most often try to cut, then regret.
  • Programme. A longer project costs more in supervision, site preliminaries and insurance. A contractor who cannot control programme is expensive even at a low rate.

The five line items cheap quotations leave out

If you are comparing quotations and one is dramatically lower, it is almost never because that contractor is more efficient. It is because the scope is different. Check for these five specifically:

  1. Full rewiring and consumer-unit upgrade. Any pre-2000 Malaysian home almost certainly needs it. Quotations that say "electrical works — provisional" mean "we will bill you later."
  2. Waterproofing reinstatement with a flood test. Not "waterproofing" as a word — the actual sequence: strip to slab, membrane, screed to fall, flood test before tiling. Skip the flood test and you will find out about the leak after the tiles are down.
  3. Roofing. Re-tiling is not re-roofing. If the underlay, flashing and timbers are not in the scope, a patched roof will leak again within two monsoon seasons.
  4. Authority submission and PE endorsement. Structural work requires it. Contractors who tell you it is unnecessary are exposing you, not themselves.
  5. Debris disposal and making good. Including the neighbour's wall, the common corridor, and the lift you damaged getting materials in.
The honest test for any quotation

Ask the contractor one question: "What is NOT included in this price?" A competent contractor will answer immediately and specifically. A contractor who says "everything is included" has either not read the site or is planning to bill you in variations.

Why 2026 prices are higher than 2023

Three real, documented pressures — not vague "inflation":

  • Material costs. Cement and aggregate prices have climbed materially since 2023 (DOSM/CIDB material indices show cement up meaningfully year-on-year; sand and aggregates have moved in double digits). Steel, by contrast, has been comparatively flat.
  • Labour. The RM 1,700 national minimum wage (effective February 2025) raised the floor across every trade.
  • Logistics. The diesel float pushed transport and plant costs up across the board.

A contractor still quoting 2022 rates in 2026 is either working from a stale price book or intending to make it up in variations. Neither is good for you.

How to actually control your renovation cost

  • Get the survey before the design. Most cost blow-outs are discoveries, not decisions. Open up and inspect wiring, waterproofing, roof and structure before the quotation is issued.
  • Lock the specification before procurement. Changing a tile after it is ordered costs money. Changing it after it is laid costs a great deal more.
  • Spend on the invisible, save on the decorative. Do not save on waterproofing to afford better marble. The marble is replaceable. The leak is not.
  • Insist on an itemised quotation. Line by line, with quantities. "Renovation works — RM 180,000" is not a quotation, it is a hostage note.
