What bungalow renovation really involves.

A 1970s bungalow in Bukit Bandaraya, Damansara Heights or Bukit Tunku is a genuinely good building. Deep eaves, high ceilings, cross-ventilation, solid brick, mature trees. The instinct to gut it into a white box is usually the wrong one — you destroy the very thing that made the property worth its land value, and you spend more doing it.

Start with the structural assessment, not the mood board. Before any design conversation, we need to know four things: is the frame and foundation sound; what condition is the roof structure actually in (not the tiles — the timbers); has the original wiring been extended piecemeal over forty years; and where is water getting in. Those four answers determine your budget far more than your choice of stone.

The four jobs an old bungalow almost always needs. Full rewire with a correctly sized consumer unit. Roof structure inspection and replacement of failed timbers, with new underlay and flashing (patching flashing is why it leaks again). Replumb — old galvanised pipe corrodes from the inside and you will not see it until it bursts. And full waterproofing reinstatement to upstairs bathrooms, balconies and any flat-roof area: strip to slab, membrane, screed to fall, flood test. None of this is visible in a photograph. All of it is what you are actually paying for.

Renovate or demolish and rebuild — the honest answer. If the structure is sound and the volume is good, renovation wins on value almost every time. If the frame is compromised, the layout is fundamentally unworkable, or you want a materially different building, a demolish-and-rebuild is cleaner and can — over the full scope — cost less than fighting an old shell. We give you a structural assessment and a straight recommendation. Sometimes that recommendation costs us the renovation job. We would rather that than build you an expensive mistake.

Authority. Structural alteration, extension or rebuild goes through DBKL or the relevant municipal council with a Professional Engineer's endorsement. We manage the submission chain.

Roof timber replacement, new underlay and flashing, wall works, extension. The building made watertight and sound.

Interior, finishing & handover

Joinery, stone, lighting commissioning, snagging, warranty and O&M documents. 12-month defects liability.

Should I renovate my old bungalow or demolish and rebuild?

It depends on the structure, not the decor. If the frame, foundation and ceiling volume are sound, renovation almost always delivers better value and preserves the character that gives an older bungalow its worth. If the structure is compromised, the layout is fundamentally unworkable, or you want a materially different building, demolish-and-rebuild can be cleaner and sometimes cheaper across the full scope. We give you an honest structural assessment first — including when that assessment costs us the renovation job.

How much does a bungalow renovation cost in KL or PJ?

A full bungalow renovation typically starts around RM 400,000 and commonly runs RM 600,000–RM 1.5 million depending on size, structural scope and finishing level. Interior-only work is lower; adding an extension pushes it higher. The biggest cost driver is almost always the invisible work — rewire, re-roof, replumb, waterproofing — not the visible finishes.

What are the most common hidden problems in old KL bungalows?

Four, and they recur constantly: forty years of piecemeal electrical extensions on an undersized original loop; roof timbers that have degraded under tiles that still look fine; corroded galvanised plumbing that fails from the inside; and failed waterproofing to upstairs bathrooms and flat-roof areas. We open up and check all four before quoting, because finding them mid-project is what turns a budget into a crisis.

Do I need DBKL approval and a Professional Engineer for bungalow renovation?

For cosmetic and services work, generally no. For structural alteration — removing a column, altering a beam, extending the footprint, adding a storey — yes: submission to DBKL or the relevant council, normally with endorsement by a registered Professional Engineer. As a CIDB Registered Contractor we manage the submission and engineer coordination.

How long does a bungalow renovation take?

Interior-only: 2–4 months. Full renovation including services and structure: 4–8 months. With an extension: 6–10 months. Authority approval timelines sit on top of construction time and are the least predictable part — we build realistic float into the written programme rather than promising a date we cannot hold.
