Renovation contractor in Mont Kiara.

Mont Kiara is a high-rise market. That makes the management corporation — not the design — the thing that decides whether your project runs on schedule.

Renovating in Mont Kiara — what actually matters.

Almost every Mont Kiara project we take on is a condominium or serviced apartment — Verve Suites, Kiara 9, Arcoris, 28 Mont Kiara, Aria, Pavilion Hilltop, Mont Kiara Pines. The design brief varies. The operational reality does not.

The management corporation controls your programme. Before any work starts, a Mont Kiara MC will typically require: a renovation application with drawings, a refundable deposit (often RM 2,000–RM 5,000), proof of contractor public liability insurance, a written method statement, and a named site supervisor. Working hours are usually 9am–5pm weekdays only, with hacking further restricted — sometimes to specific hours or days. Lift bookings are limited and lift-car protection is mandatory. A contractor who has not done this before will lose you two to three weeks at the gate, and that delay is entirely avoidable.

Hacking and wet works are where high-rise projects go wrong. You cannot touch a structural slab or shear wall in a condominium — full stop. Any layout change has to work within that constraint, which is exactly why an experienced contractor is worth more here than in a landed property. Wet-area relocation (moving a bathroom or kitchen) is possible but requires re-routing waste with a proper fall and reinstating full waterproofing with a flood test before tiling. Skip that flood test and you will be paying for the unit below you.

Finishing standard. Mont Kiara buyers and tenants are comparing your unit against developer show units and hotel interiors. That means seamless joinery with consistent reveals, stone with matched veining, concealed cove lighting rather than surface downlights, and skirting and door details that actually line through. This is a tolerances game, and it is where most contractors quietly fall short.

How we work in Mont Kiara.

01

MC submission, cleared first

Renovation application, drawings, deposit, insurance, method statement, lift booking and protection — done before day one, not during.

02

No structural compromise

Slabs and shear walls stay untouched. Layout reworked intelligently within the structure — the skill that high-rise actually demands.

03

Wet-area relocation done properly

Waste re-routed with correct fall, full membrane reinstated, flood test before tiling. The unit below stays dry.

04

Show-unit tolerances

Seamless joinery, matched stone veining, concealed cove lighting, details that line through. Compared against developer show units — and holding up.

Mont Kiara renovation — questions people actually ask.

How much does a Mont Kiara condo renovation cost?

A partial renovation (kitchen or bathrooms only) typically runs RM 30,000–RM 80,000. A full high-end condominium renovation in Mont Kiara generally lands between RM 120,000 and RM 400,000 depending on size and finishing level, with penthouses running higher. Our minimum project value is RM 150,000 for full renovation packages. A free site visit gives you an itemised, written quotation.

What approvals does a Mont Kiara condominium require before renovation?

Typically: a renovation application with drawings, a refundable deposit (often RM 2,000–RM 5,000), contractor public liability insurance, a written method statement, a named site supervisor, restricted working hours, and lift booking with protective covering. Each management corporation differs slightly. We prepare and clear the full submission before mobilisation.

Can I remove a wall in my Mont Kiara condo?

Non-structural partition walls, usually yes — subject to management approval. Structural slabs, shear walls and columns, never. High-rise renovation is about reworking the layout intelligently within a fixed structure. During the site visit we identify exactly which walls can go and design the layout around what cannot.

Can I move my bathroom or kitchen to a different part of the unit?

Often yes, but it must be done properly: waste pipes re-routed with correct fall, full waterproofing membrane reinstated, and a flood test carried out before tiling. Done badly, this is the single most common cause of leaks into the unit below — and the resulting liability far exceeds any money saved on a cheap quotation.

How long does a Mont Kiara renovation take?

A partial renovation typically takes 4–6 weeks. A full condominium renovation runs 8–12 weeks, longer for penthouses or where wet areas are relocated. Restricted working hours in high-rise buildings mean realistic scheduling matters — we give you a written programme before work starts.
