Kuala Lumpur is not one renovation market — it is three. A high-floor condominium in KLCC, a 1970s terrace in Cheras and a shoplot on Jalan Pudu each carry completely different constraints, and pricing them the same way is how homeowners end up with variation orders halfway through.

Condominiums and serviced apartments. The real obstacle in KL high-rise renovation is rarely the design — it is the building. Most JMB or Management Corporation offices require a renovation deposit (typically RM 1,000–RM 5,000), an approved contractor with valid insurance, and a signed method statement before a single tile is lifted. Working hours are usually restricted to 9am–5pm on weekdays, and hacking is often limited further. We handle the MC submission, the deposit paperwork and the lift-protection requirement as part of the job — not as an afterthought that stalls your project two weeks in.

Landed homes. KL's older landed stock — Taman Tun, Cheras, Sentul, Kepong — commonly hides three issues: original single-brick walls with no cavity, undersized 15A electrical loops that were never designed for an induction hob and three air-conditioners, and roof flashing that was patched instead of replaced. We open up and inspect these before quoting, because discovering them mid-project is what turns an RM 180k renovation into an RM 260k one.

Structural and authority work. Anything that touches a structural element — removing a column, altering a beam, extending the footprint — requires a submission through DBKL and, in most cases, an endorsement from a registered Professional Engineer. Yes. Almost every JMB or Management Corporation in Kuala Lumpur requires a renovation application, a refundable deposit, proof of contractor insurance, and an approved method statement before work begins. Many also restrict working hours and prohibit hacking on weekends. We prepare and submit this paperwork for you as part of the project.

Do you handle DBKL submissions for structural work?

Yes. Removing or altering structural elements, extending a building footprint, or rebuilding requires submission to DBKL, usually with endorsement by a registered Professional Engineer.
