Waterproofing: why it fails, and how it is done properly.
A leaking bathroom in Malaysia is almost never a tile or grout problem — it is a failed waterproofing membrane under the tiles. Re-grouting or re-tiling over it will not fix it. The only real repair is: strip to slab, reinstate the membrane, screed to fall, flood-test for 24–48 hours, then tile.
Waterproofing is the single most commonly botched trade in Malaysian construction, and it is botched for a simple reason: it is invisible. Once the tiles are down, nobody can tell whether the membrane underneath was done properly or skipped entirely. The contractor gets paid either way. You find out eighteen months later, when a stain appears on the ceiling below.
Why your bathroom is actually leaking
Homeowners are routinely told the grout has failed, and are sold a re-grout. It almost never works, because grout was never the waterproof layer. Tiles and grout are not waterproof. They were never meant to be. Water passes through grout — that is normal and expected. The waterproof layer is the membrane underneath the tiles, bonded to the slab. When water gets into the unit below, that membrane has failed or was never installed.
The common failure points, in order of frequency:
- No membrane at all. More common than you would like to believe, especially in older builds and cheap renovations.
- Membrane not turned up the wall high enough. It must run up the wall — typically at least 150mm, and up to full height in the shower area. Water splashes; a membrane that stops at floor level is a floor mat.
- Membrane not sealed at penetrations. Every floor trap, pipe penetration and corner is a leak path. These need proper detailing and reinforcing — not a smear of membrane and hope.
- No fall to the drain. Standing water on a membrane finds every weakness it has. The screed must fall to the trap, typically 1:80 to 1:100.
- Membrane punctured during tiling. Which is exactly why the flood test must happen before tiles go down, not after.
The correct sequence (no shortcuts)

If a contractor does not flood-test before tiling, assume the waterproofing is not done. It costs nothing but 24–48 hours. Skipping it is the difference between finding a defect in a day and demolishing a finished bathroom in a year. Membrane types — what to use where

Malaysia-specific: why this matters more here
Malaysian conditions punish bad waterproofing harder than most climates. Rainfall is intense and sustained. Humidity keeps everything damp, so nothing dries out between events. Thermal movement on external slabs and flat roofs under tropical sun is significant, which means a rigid membrane on a moving external slab will crack — this is why cementitious membrane on a balcony or flat roof is a recurring failure, and why PU or torch-on is the correct specification there.
And in a high-rise, a leak is not your problem alone. It is the unit below yours, their ceiling, their finishes — and their claim.
What a proper waterproofing repair costs
- Bathroom, full strip and reinstate: typically RM 5,000 – RM 15,000 depending on size and finishing level, because you are rebuilding the bathroom, not just the membrane.
- Balcony / flat roof, PU system: priced by area and access.
- The "cheap" alternative — injection or re-grout: RM 800 – RM 2,000, and it fails again. This is the most expensive money in renovation, because you pay it twice and then pay the real price anyway.
